Iowa is kind of different from the other 49 states when it comes to home-buying. We are the only "abstract" state. If you don't know what that means, don't worry, it's a boring answer. The point I am making, though, is that if you have a lender that is not local to the Des Moines area, in my opinion you are asking for trouble.
The loan officer may be the best at what they do in their area, or even in the other 49 states. But here in Iowa, things are done differently. You really need someone who lives and works in Des Moines or the surrounding areas.
When we meet, I will have a loan officer there to answer your questions. You are not obligated to go with who I usually work with. But please realize that the reason why I recommend certain loan officers is that I'm the real estate agent -- I don't control the financing side of things. I want to make sure that my clients are well taken care of. I want them treated just the way that I treat them. I want all of our clients to feel that not only I care, but that my team cares, and my loan officer cares.
I'm sure you have heard the term "predatory lending". There are loan officers who love working with first-time home-buyers because they know that they can charge them more for the loan than is standard or fair, and get away with it. There are loan officers out there whose word means nothing. They will tell you that you only need to bring a certain amount of money (or none) to closing, and then at the closing table tell you that you need thousands of dollars to complete the purchase. There are loan officers who will tell you that you are approved for your home loan, and the day before closing, tell you that you don't qualify.
I have personally seen all of the above horror stories happen, but it will not happen to you with a loan officer that I recommend.
