There are 3 different home warranty companies in the Des Moines area, and I have tried them all.  The Home Warranty I recommend costs $420.  This is how it works:

For the first 12 months after you close on your home, you are covered.  What does that mean?  It means that almost anything that can go wrong with your home will be covered by the warranty company.  You just pay a deductible (usually around $75) and they send someone out to fix whatever is wrong.

Here's an example: I live in Urbandale; my family moved into our home a few years ago.  I bought a home warranty when we bought the home.  Three months after we moved in (in the dead of winter) the hot water heater went out.  So I called the home warranty company, and they sent someone out, and I paid the $75 deductible.  The water heater actually could not be repaired, so I got a brand new hot water heater for $75.  Neat, huh?

Here's something even neater: Whenever my team or I write your offer, we will have the SELLER pay that $420 for the home warranty.  It will be free to you!  I and my team want to do everything that we can to make sure that you do not have any problems after moving in.
